PINE TRAILS IS A DEED RESTRICTED COMMUNITY
The Pine Trails Declaration of Covenants, Conditions and Restrictions are filed in Harris County Real Property Records. The Deed Restrictions establish standards of appearance and use for each lot in the Pine Trails subdivision. These Deed Restrictions are intended to preserve property values within the community and are beneficial to all property owners. Every property owner is responsible for their property from the curb of the street to the center of the alley at the rear of the property.

- No Motorized Vehicles of any kind may be parked on lawns, sidewalks or pipeline easements.
- Abandoned or Inoperable Vehicles are not allowed to be stored on a driveway or on the street.
- Boats and Trailers are not allowed to be stored on a driveway or on the street.
- Trash cans, bagged garbage, barbecue pits, toys, etc. should be stored in the rear of residences and out of the public view. They must be behind the rear building line and not visible from any street.
- Lawns are to be kept cut, edged, maintained and free of debris.
- A/C window or wall type units are not allowed to be installed in a front or side window facing a street.
- Basketball Goals are not to be stored on the street or in front of the house at any time.
- Pine Trails is a single-family dwelling community. Multiple family dwellings are not allowed for any purpose.
- No Lot shall be used for business or professional purposes of any kind. All Lots are for Residential purposes only.
- Dogs are not to run loose; they must be on a leash or kept enclosed in the backyard at all times. They may not be tied to a tree or stake in the front of the house.
- (ACC) approval is required for ALL paint color changes and ALL exterior modifications including roofs, siding, patios, driveway, etc. Forms are free and available at the PTCIA office. The forms must be submitted at our office.
- Flyers and Advertisement Signs are not allowed to be posted on mailboxes or light poles or anywhere in the subdivision. Only For Sale or For Rent signs may be placed in the front yard of a property. No Signs on the Esplanades or Common Areas.
