REMINDER: The Board is meeting monthly in Executive Session via teleconference calls in order to conduct ongoing business as necessary. Minutes of those sessions will be read at the next regular Open Meeting.
While the State currently allows gatherings with guidelines, the Association is not in a position to meet all of the safety measures in respect to crowd control, constant cleaning and sanitizing of common areas. The Pine Trails Office, Community Center and Playground are closed to the public until further notice. The office is manned to communicate via phone, email or fax. Forms, payments, requests, etc. may be placed in the door drop box.

2021 Maintenance Fee: Date to Remember, Apr 9 Legal Action; all delinquent accounts may be referred to the O’Neal Law Firm for collection.
BEAUTIFICATION COMMITTEE: “Yard of the Month” awards will be presented to selected homeowners for the months, April thru August. Winners receive $25, a Certificate and the roving “Yard of the Month,” sign to place in their front yard. Please call the office if you are interested in serving on the committee or would like to nominate a yard for consideration.
SPEED BUMPS: The Office received only seven (7) responses to the January 2021 newsletter question… Would you like speed bumps installed in the alleyways? Once more, we request you call or email the office to make your views known: leave name, address and call back number.
ARCHITECTURAL CONTROL COMMITTEE (ACC) FORM: Homeowners, it is very important that you complete an ACC form BEFORE you begin work which will change the outside appearance of your home. If you begin work without Committee approval, you may receive a “Cease and Desist Notification.” The letter is not necessarily disapproval of the project but rather notification that the ACC request has not been received and approved. Nor does it mean that the project will not be approved, but that the necessary paperwork has not been completed with the office. However, if you submit after completion of your project you may have to make changes if it is not in accordance with deed restriction guidelines. Call the office if you need further clarification. Also, homeowners are required to obtain a permit from Harris County BEFORE pouring concrete.
OFS SANITATION SERVICE:
Garbage Pick-up: Monday & Thursday, 7 AM-7 PM
Recycle Pick-up: Weekly on Wednesdays (call OFS to be placed on pick up list)
No Service: Thanksgiving Day & Christmas Day
Containers/garbage should be placed at curbside, as close to road as possible without interfering with or endangering the movement of vehicles or pedestrians. Recycle bins/stickers are available on request.
LIMITATIONS: Containers (4); plastic, metal, fiber glass with handles; 20-39 gallons, 60 lb. max weight
Bags (4); plastic sacks designed to store refuse, strong for lifting, not to exceed 35 pounds
Bundles (3); tree, shrub, brush trimmings securely tied, 4” diameter, 4’ long, 50 lb. max weight
Bulky Waste (1per wk.); stove, refrigerators, water tanks, washing machines, furniture (Thurs)
NO Construction Debris–waste building materials resulting from construction, remodeling, and repair or demolition operations.

LOT MAINTENANCE: Spring is here. It is time to step up to regularly maintain lawns, curbs and fence areas in a sanitary, healthful and attractive manner. Maintenance extends from the edge of the house to the curb in the front, from the edge of the house to the middle of the alley in the back, and from the edge of the house to the side curb for corner lots; mow outside/alleyways along fences as well. Mattresses, ladders, furniture, garbage/trash cans, materials, etc. should not be stored openly on patios, in side yards i.e., visible from the street. Do not put debris in Street Drains. Non-compliance of any of the above as a Deed Restriction Violation which will be strictly enforced.
PINE TRAIL’S SEMI-ANNUAL COMMUNITY GARAGE SALE: Saturday, April 17, 2021,
8 AM- 8 PM. If three or more homeowners on the same block call the office to report their sale, the block location will be placed on the marquee as space allows. Also, the homeowners must agree to limit their sales to the sanctioned semi-annual April and October events. NO homeowner announcement sale signs are to be posted prior to the Friday before the sale event. All signs are to be removed by homeowners immediately following the end of the sale.
Rain date: Saturday, April 24, 2021.

WINTER STORM: Hopefully, by this time many of you who suffered damage from the storm have at least made some headway in disposing of any construction/contract materials resulting from your repairs. The Association made a call to the county requesting collection of storm debris but was not given a definite answer. Nevertheless, and although we were not notified, Harris County made a sweep of our neighborhood sometime during the second week of March to collect debris. Also, Harris County Precinct One is offering a heavy trash drop off at 15530 Miller Road One, 7 days a week from 9 AM to 6 PM until further notice. The Association is currently not planning to sponsor a heavy trash day.
MAIL DELIVERY: Timely delivery of the mail requires that homeowners make certain that the full approach and exits to everyone’s mailbox is clear. Removing trash cans, vehicles and any other objects from the area allows the carrier to deliver your mail safely and efficiently without exiting the vehicle. Make sure your guests are also aware when parking to visit.
CONSTABLE CORNER: The Association receives a monthly activity report of the calls made to the community. Below is a summary of all calls for the months of January and February, 2021. Calls total 286 and 229, respectively. The report includes Case #, Dates, Time, Unit #, Location, Beat #, Description, Report # and Disposition, all of which we are not at liberty to print. If you would like detail on a particular call, please submit your request to the office in writing.
