In 2024 we faced many difficulties - a wind storm, Hurricane Beryl. As the board worked to clean up after, we were hit by Beryl which set us back some. In January 2024 residents were informed that deed restriction violations would be strictly enforced. In 2025 we will continue to strictly enforce the policies.
What is a Deed Restricted Community?
Deed restrictions are a private agreement that limit what can be done on the exterior of the property. The deed restrictions are binding to every owner and resident in the subdivision. Deed restrictions are needed for several reasons:
  • To preserve the residential character of the neighborhood
  • Protect property values
  • Ensure a certain standard of living within the community
  • Creating a more cohesive and attractive neighborhood environment
The Flood Mitigation Project will continue thru 2025. Please be mindful of your speed—no speeding is allowed in the alleyways to ensure the safety of all residents and pedestrians.
A law went into effect January 1, 2024 signed by governor Abbott, each HOA was to file a Fine & Fees Policy. Each resident received a policy by mail. If you have not received a Fine Policy, stop by the office at 6003 Wood Bend to obtain a Fine Policy to be in the know!
In light of recent pipeline explosions in Deer Park and other surrounding areas, Pine Trails has taken extra precautions. Pine Trails community sits on several pipelines. According to policy sent out, it is a $300 fine for parking on the pipeline. If a car, truck, or any sort of motorized vehicle is parked behind your home on the pipeline you will receive a $300 fine and the vehicle will be towed at the owner’s expense. There will be NO PARKING ON THE PIPELINE. 

Community Reminders:
  • No Dumping on the Pipeline: Illegal dumping on the pipeline is costly to everyone. If dumping continues, assessments may increase to cover cleanup expenses. STOP DUMPING ON THE PIPELINES!
  • Heavy Trash Pick Up: Use trash cans responsibly and call OFS for heavy trash pick-up.
  • Bring in Trash Cans: To prevent scattered trash, remove trash cans from the curb on non-collection days.
  • Alleyway Maintenance: Clean alleyways regularly—maintenance letters and fines will be issued for unkempt areas.
  • Loose Dogs: Animal Control will be monitoring the neighborhood. Loose pets may be impounded or euthanized. Please keep your pets secured in your yard or on a leash at all times.
  • No Speeding in Alleyways: For the safety of all residents and pedestrians, please adhere to speed limits and avoid speeding in the alleyways.
  • Wrong way parking: Vehicles must be parked going the same direction as traffic, violations will be applied along with a $75 fine
  • No Pouring Oil on Pipelines: Please do not pour oil on or near pipelines. It harms the environment and our community. Used oil can be safely disposed of at Walmart or Firestone locations.
  • Tree Debris Disposal: Harris County is no longer collecting tree debris. Residents are responsible for disposing of it properly.
