WHY WE PAY HOA MAINTENANCE FEES:
THINGS CHANGE!
Budgeting is hard, and one of the biggest reasons for that when it comes to planning a HOA budget is inflation – and changes in costs after a budget is approved. Examples of potential increases that may change after your community’s budget has been approved include utilities – these often don’t come out until the first few months of each calendar year, gas prices, and insurance increases, security keeping the community safe, payroll, community events, alleyway maintenance are just a few. Some Boards proactively determine a 2-3% annual increase to allow for more flexibility and a buffer – adjusting the HOA budget to account for inflation and increased costs for vendors and services may help a community to avoid going into a budget deficit.
WHY WE VOTE:
- Voting holds Board Members accountable
- Voting protects democracy.
- Every Votes Matters
- Voting shapes the Pine Trails Community
- Voting impacts the present and the future of Pine Trails
- Voting is part of protecting your homeowners’ rights
2026 BOARD CANDIDATES
Linda Britten I have been a political activist for the past 20 years, driven by a deep concern for the well-being of my neighborhood, my state, and the country as a whole. I am an active voice in my community, marching, attending rallies, and participating in public forums with the goal of making a meaningful difference. I serve as a catalyst for positive change and for the past two years, I have had the honor of serving as President of the PTCIA HOA. In every role I’ve held, my guiding principle has been to leave each place better than I found it and as a member of the PTCIA Board of Directors, I’m committed to building on the progress we’ve made and continuing to work toward a stronger, more connected community.
Kendal Burns Being a Pine Trails homeowner for over 18 years; I have vested interest in this neighborhood and the residents moving forward and creating a great community. I have also severed the community as a board member on and off for the last 8 years, with this being said I would be delighted for the opportunity to continue working with our Pine Trails community.
Cindy Joseph My goal for our Pine Trails community is to continue bringing programs and improvements info our community by collaborating with Harris County, community leadership, government officials, other Homeowners Associations and Pine Trails residents.
My goals are to bring cohesiveness and professionalism back to the community rather than divisiveness. Communicating with homeowners, landlords, renters/leaser in a positive manner will improve the climate of the neighborhood. i want to bring back civility and expand the already existing programs in our community. With your help and vote all these and more can be accomplished. I will listen and hear you. Please exercise your right to vote

Danette Matthews What truly fuels my desire to serve is not just my long residency, but the 23 years I've humbly served within the Galena Park ISD education system. For the past 36 years, Pine Trails has been more than just my address; it's been the foundation of my family's life. I proudly raised our three sons here, and they, too, are products of our wonderful local schools. Through this work, I've gained a compassionate understanding of our community's intricate needs and the aspirations of the wonderful people who call Pine Trails home.
This community holds a very special place in my heart. I've seen firsthand the spirit, resilience, and unique character that make Pine Trails so special. It's this deep connection, combined with my practical experience, that compels me to step forward. I would be honored to serve and to work collaboratively with all of you to address our needs and enhance the quality of life for every resident. My commitment comes from a place of genuine care and a shared history with this community we all cherish.
