Hello Neighbor,
As we enter the 4th month of the year we still have work to do. Time seems to be flying by.  Pine Trails CIA is coming into its own as we work together to keep our community clean.  We are still under construction. The good news is the R construction company should be leaving our community by the end of April 2025. R construction did drainage work on the street Larchbrook.  It was ugly at times and made some road closures but we made it.
Thank you Pine Trails for your patience.  It was worth it. We have a couple of new streets, new driveways and some have new grass planted, and more grass is also being brought in while they are still here. We have a new construction(SRC) company who is doing flood drainage work on Hollow Pines side.  This company has put on a site office in order to address problems, which is great!  They will be here for 1 to 2 years.  
Pine Trails CIA Board are excited for the new change which is coming to Pine Trails. We are proud of how far we have come.  Residents please join the board on this journey as we seek to improve our beloved Pine Trails.  We are stewards of this land and nothing can be done without you.  So do what you can to uplift our community for we all will reap the benefits.  We still have work to do and the board will continue to do this work.  There are many things coming to Pine Trails so residents please join us. 
3rd DELINQUENT NOTICE WILL BE SENT OUT MAY 20, 2025 – Letters mailed via certified (return receipt) and 1st class mail. Last day to pay or arrange a payment plan. Account must be paid in full by May 28, 2025 to avoid a lien. An additional $25 CMRR Fee will be charged to your account.

WHY IS IT IMPORTANT NOT TO BLOCK MAIL BOX? : 18 U.S. CODE 1701 – OBSTRUCTION OF MAILS 
The mail carrier, according to policy, when a mailbox is blocked the carrier is to pass it up, and if the mailbox   continues to be blocked after 10 days the mail will be returned to the sender. The mail carriers are not to ever put their vehicle in reverse which is also a part of their policy so the residents who think are leaving space for the mail carrier they must almost parallel park to delivery will also be passed up because this forces the mail carrier to back up. It was about the same time last year that the Postmaster reached out about the blocking of mail boxes. Again, we are having mail deliveries problems.  I have been informed that Pine Trails will be deemed an unsafe community. They will cut mail deliveries off for all the residents with a street mailbox. They are going to force us to buy the cluster boxes to put at the end of streets for mail delivery which means everyone will have to walk down the street to pick up mail.  For Pine Trails it will cost us somewhere between $20,000 to $50,000 to install these boxes to correct the residents, who will have to vote on this issue.  The root of this parking problem on the street is the grown kids have returned home and they all have cars and parents already have their cars so this leaves kids having to park on the street. This is not a HOA problem which several residents have been told.  A resident who was told about the parking and what the Post Office was proposing said he would vote for cluster boxes so his recently returned daughter could continue to block other residents’ mailboxes.  I informed him I didn’t think that would pass, for the residents to pay for your daughter to continue to block mailboxes.  Mail carriers are public servants and Federal Employees; we’ve been informed residents who are still verbally attacking them.  Continue at your own risk. The answer is not to block your or your neighbor’s mailbox.  The Board is not responsible for mail not delivered to your home.


Pine Trails is our community when our neighborhood is clean, vehicles are not parked on yards, yards are mowed and weeded, repairs are kept up with and we are following the Deed Restriction Policy.  Our property value increases, our quality of life improves, and it shows we care about where we live.  We will be strictly enforcing The Deed Restriction Violation Policy.

ADDRESSES ON HOMES
A part of a homeowner’s duty is to have a visible address on their home to be seen from the street. Why? In case of any type of emergency.  The emergency personnel will be able to find your home in an emergency situation. Seconds count; it is a matter of life or death.  No visible address on your home is a part of our Fine Policy..  This policy was sent out in January and if you do not have a copy of the policy please stop by the office and get one. Pine Trails CIA will be enforcing this policy. Please put an address on your home! About 2 months ago on 3 different occasions the EMS arrived in Pine Trails and could not find the addresses they were looking for and GPS was not working.  Remember, you called in an emergency - they need to know where you live. GPS may or may not always be effective.  Remember years ago, there was no GPS, they only had addresses and a map to locate people.  So, protect yourself and your family and put your address on your HOME so it will be visible from the street. Pine Trails CIA will not be liable for EMS not finding your HOME. It is not Pine Trails CIA responsibility to give directions or addresses to first responders.

PTCIA IS IN COLLABERATION WITH THE CONSTABLE TO GET INOPERABLE VEHICLES REMOVED FROM THE COMMUNITY. INOPERABLE VEHICLES ON THE STREETS AND DRIVEWAYS WILL BE TOWED.


The esplanades are a part of our community.  We spend about 1 to 2 hours daily clearing trash from these areas. We ask the residents and all children to please help us keep our esplanades clean.  This is the first section of our community people see when entering Pine Trails. In fact, in some instances it is of our own residents who are trashing the esplanade.  Homeowners - your money is used to keep esplanades clear.

Please remove empty Trash Cans from the curb ASAP after trash man has passed. If trash cans are not in by 9am the day after pick up,  you will receive a first DRV letter. This starts the process that you are in violation, and if violation is not corrected you will be fined.

No Pipeline Parking is still being enforced with a $300 fine.
ATVs, dirt bikes, and any other motorized transportation without a license plate are illegal. The Constable will take the transportation and you may be ticketed in addition to Pine Trails sending a $150 dollars fine to you.

THIS IS APRIL PLEASE REMOVE ALL CHRISTMAS DECORATIONS IMMEDIATELY THIS INCLUDES WRAPPED MAILS BOXES, TINSEL FROM TREES, AND CHRISTMAS LIGHTS.
 YOU WILL BE FINED.

Pine Trails CIA is currently looking to hire part time DRV Specialist 5 days a week/5 hours a day. 
Pine Trails CIA is also looking to hire an Office Assistant 5 days a week/8 hours a day.
