Hello Neighbor,
In January 2024 we all received the Enforcement Policy and Fees which was triggered by HB 614 which was signed into the law by the Governor and went in effect January 1, 2024. This is different from what we have been operating as far as violations of deed restrictions. Each newsletter always tells us that we are strictly enforcing deed restrictions. This new policy will assist and help us to get in compliance with our policy on deed restrictions. We have made great strides in many areas. We do have a deed restricted person who is assisting us with our violations. A clean neighborhood is a positive environment for everyone and is a win-win situation. Please pick up the Enforcement Policy and Fees in the office if you did not receive one in the mail. The Board would like to thank everyone for helping to keep the pipeline clear of parking. We are currently working in partnership with the Constable to correct wrong-way parking on our streets. This is a ticket fine of $75. Any questions feel free to contact the Constable’s office. 3rd DELINQUENT NOTICE WILL BE SENT OUT MAY 20, 2024 – Letters mailed via certified(return receipt) and 1st class mail. Last day to pay or arrange payment plan. Account must be paid in full by May 28, 2024 to avoid a lien. An additional $25 CMRR Fee. THE P.T.C.I.A. FLOCK SYSTEM
Flock System is fully operational. We have installed 2 cameras on Purple Sage, 2 cameras on Wood
Bend, 1 camera on Pine west, 1 camera Hollow Pines and 1 camera at alleyway by Dover Pointe.
What it means is we will be taking pictures of ALL vehicles’ make, model, color and license plates
coming into Pines Trails.
2 Cameras and barricades have been installed at the dead end of Purple Sage by the Elementary
School.
Cameras are being proposed for the other 4 dumping sites. These cameras will take pictures in those
areas and part of surrounding area, and we will be able to identify people shooting weapons and
riding ATVs or CARS on the pipelines. The shot locator has been approved for installation in Pine
Trails. The shot locator will be able to provide the location where shots are coming from, and police
will be able to pick of bullets casing for forensics. We will provide future information as we go along.
We will be looking for all new technology pertaining to security. KEEPING OUR COMMUNITY SAFE!!
Why is it important not to block mail box? : 18 U.S. CODE 1701 – OBSTRUCTION OF MAILS
The mail carrier according to policy when a mailbox is blocked the carrier is to pass it up, and if the
mailbox continues to be blocked after 10 days the mail will be returned to sender. The mail carriers
are not to ever put their vehicle in reverse which is also a part of their policy so the residents who
think are leaving space for the mail carrier they must almost parallel park to delivery will also be
passed up because this forces the mail carrier to back. The postmaster reached out to us here at
Pine Trails CIA and requested us to inform residents this policy will be enforced immediately. There
was a small incident where someone in our community approached and verbally attacked the mail
carrier due to fact his mail was returned because mailbox was blocked, we have been informed they
will call the police next time. Mail carriers are public servants you will be charged with a felony if you
verbally or physical attack the mail carrier. They are Federal Employees.
The answer is not to block your or your neighbor’s mailbox. Board realizes this will take some time to
get used to. We will not be responsible for no mail delivery.
Pine Trails is our community when our neighborhood is clean, vehicles not parked on yards, yards are
mowed and weeded, repairs are kept up with and we are following the Deed Restriction Policy. Our
property value increases, our quality of life improves, and it shows we care about where we live. We
will be strictly enforcing The Deed Restriction Violation Policy.
A part of a homeowner’s duty is to have a visible address on their home to be seen from the street.
Why? In case of any type of emergency. The emergency personnel will be able to find your home in
an emergency situations and seconds count, it is a matter of life or death. No visible address on our
home is a Deed Restriction Violation we will be enforcing this policy. Please put an address on your
home. Remember, you called in an emergency - they need to know where you live. GPS may or
may not always be effective. Remember years ago, there was no GPS, they only had addresses and
a map to locate people. So, protect yourself and your family and put your address on your HOME.
The esplanades are a part of our community. We spend from 1 to 2 hours daily clearing trash from
these areas. We ask the residents and all children to please help us keep our esplanades clean. This
